Availability: Typically 9am~5:30pm M-F. Be available and on-call as needed.

•$125,000 - $145,000/year (depends on experience)

INTRODUCTION:
We're looking for an Estate Project Manager who has experience in setting up large, fine homes and possesses a broad knowledge of hospitality, systems, and property/project management, ensure that the residence, its contents, and systems are properly managed and maintained while providing outstanding personal service to the family.
Duties:
•Contact, screen, propose and oversee vendors. Compare multiple bids, track budget.
•Negotiate and manage contracts, supervise work and review invoices.
•Manage all aspects of the reconstruction of homes from design to coordination of schedules, inspections during various construction phases, monitoring permits, and daily oversight of subcontractors. Ensure that the project is executed in accordance with designs, budgets, and schedules; take appropriate action to minimize the impact of deviations.
•Verify estimates based on a detailed review of proposal specifications.
•Prepare project budget, maintains cost control information, identifies cost impacts and provides recommendations for cost control.
•Assist principals in the procurement of design consultant services and administration of design contracts.
•Supervise and coordinate onsite activities and provides day-to-day direction of onsite staff.
•Prepare realistic plans to address needs and conduct regular walkthroughs and daily checklist.
•Able to identify exterior and/or interior issues.
•System and procedure protocol development.
•Highly hands on. Perform ongoing routine maintenance and prevention checks systematically.
•Implement schedules for all maintenance and services.
•Research and advise the principals on all matters relating to property maintenance.
•Ensure a safe working environment.
•Landscaping and/or horticulture background a plus. Develop landscaping schedule and oversee groundsman/gardener.
REQUIREMENTS:
•4-Year degree from accredited college or university.
•A minimum of 7-10 years of residential construction management experience including thorough knowledge of construction industry practices, methods, processes, and standards and their impact on project activities.
•Possess a working knowledge of project accounting, project controls (cost, schedule, change management, etc.), material management, contract management, subcontract management, safety, and quality.
•Track record of successfully executing projects on schedule and within budget.
•Solid understanding of Local, State and Federal building code requirements
•Knowledge of construction practices and labor costs in construction, plus a good knowledge of the uses and costs of materials.
•Demonstrate working knowledge in all broad areas of home maintenance, including light carpentry, plumbing, electrical, HVAC, lawn & landscaping, automobiles, lighting, audio/Video, pool.
•Exhibits strong management skills and has the ability to lead and motivate employees.
•Devoted, positive attitude and a strong commitment to service.
•Able to oversee all aspects in a meticulous manner.
•Organized, able to adhere to a professional code of conduct at all times.
•Willing to go the extra mile when needed.
•Able to lift 50 pounds.
•Able to work legally in the United States, with a valid passport, driver's license, and clean driving record.
•Ready for pre-employment health screenings, including physical, psychological exams, and drug tests; annual flu vaccination required
•Able to withstand deep background, credit, and reference checks.
•Annual flu shot required.
